who has tried searching for
information on the web knows it
can be a frustrating task. Finding
a solution to your inquiry may be
like finding a needle under a
million stacks of hay! That is a
sobering statistic! The initial enthusiasm of finding what you need on the net, has been tempered with a more sobering reality. Fortunately, we can have our websites indexed by content so that viewers may find our websites. This is called "Web Positioning!" Search engines employ an indexing system to display relevant content in a search query. This indexing ( usually done by spiders) is based upon many factors, meta tags, text, tags, content, and titles. So what about real estate web positioning, how do I get my real estate website noticed on the Internet, and start closing more sales? Well, if 8 out of 10 Web users find sites through search engines, it is very important to list and index your site pages very effectivley. All search engines are different, and index sites, graphics, and pages in various ways. The best way to optimize for all the engines is to focus on a middle of the road approach that will get your web site listed in all of them

H1 TAGS CAN ALSO BOOST WEB PLACEMENT! Some search engines use words found in your "H1"( <H1> - <H6> tags allow for bolding and sizing of fonts according to relative importance.) Because of this, header tags can be a boost to web placement depending on the search engines indexing criteria. An H1 tag is used to topic heading or specify page . An "H2"...header will also denote related issues, but one big problem with the "Header" tags is that it's often too big and looks out of place. It's too big! It should be placed on the top of the page. Nothing is more annoying when you are surfing the Internet than finding a dead link, that takes you nowhere, but dead links can cost you in web placement if the link or page you are submitting is not found. Check your web page links monthly. MS Front Page can do it for you, then you can correct or global edit. There are also a few freeware downloads that are great for this. One that I use regularly is XENU. Include keywords and key phrases in your body text Use keyword and key phrases within the first 60 words or your first paragraph of your body text. This is especially important for those search engines like Excite.com who do not use <META> tags for indexing. Emphasize and repeat your keywords and key phrases within your body text, but do not 'word stuff' or repeat excessively. You must remember, a viewer will be reading this gibberish! Keep the Web pages you register short, fast loading, concise and relevant to the real estate audience you want to attract. Once you have brought the viewers to your site from the engines, use the sub-pages to provide further information to your visitors. Register multiple pages of your Web site Since web placement is always challenging, the theory behind this is that most sites only index or tag their main web page either default or index.htm. But if you have a 30 page site, and each site has its own unique content, why not index and submit each page of your site for category niches instead of just one? Now you can see that it is beneficial to keep a narrow focus, and relevant content in your <TITLE> and <META> tag information for each page. In this way, the tags, and the description you use will correctly identify the unique content of that page. In doing so, these additional registrations will broaden your reach to the internet viewers, and will bring more targeted real estate traffic to a specific area of your Web site. It is important to note, when registering sub-directory pages, be sure that visitors will be able to easily navigate to other pages in the site. This can be accomplished by placing a navigation bar on each page of your site, or having a link on every page to an "Index" or "Directory" page with links to all interior content of your web site. Target search engines and categories when registering Select with care to get the best results. Request to be placed in the search engines and directories that cater to your specific geographical region, industry or special interest. Avoid registering with sites that are not relevant to your Web site or business. Many automated submission software programs will submit your site to 1000 so-called search engines, they are not. They are called Free For All sites, FFA. They have a very short shelf life for your web submission, sometimes only hours. Also, the content of these sites may include links to undesirable adult sites, and that exposure will not be good for your professional image. The theory behind FFA pages is that they boost your link popularity, but the do not. However, they seem to create a lot of junk, Spam mail, and create re-seller server lists. Be prepared to delete over 500 pieces of junk mail at a sitting if you go this route. I would recommend you stick with local, and primary search engines which you are most familiar with. Re-register! Search engine registration is an ongoing internet marketing activity, which requires re-registering your web pages periodically, or when your page or web content changes dramatically. Register your site every 5-12 weeks or when you make significant changes to your site. Do not re-submit your site too frequently (spamming)! Many engines will block your site if you attempt to re-register too often. For the best results, stick to the guidelines I've mentioned above (or when significant site changes occur). Keep your web page design simple and easy to navigate! Use mostly text, and text links. Roll over buttons because they are Java based do not index, but text links are excellent. To jazz up a hot text link perhaps some DHTML will give you a Yellow text rollover effect. (Copy code below) <HEAD><STYLE type="text/css"><!--A { text-decoration:none }A:hover { background-color:gold }--></STYLE></HEAD> I would also recommend avoiding a Java and Flash Navigation bars, they may not compatible with all web browsers. The last thing you want is for someone to finally find your site, and then their browser freezes up. That doesn't work too well. Another recommendation, don't use page re-direction on your Web site or pages. Most search engines cannot, and will not process or index re-directs. That means, you will not get any web placement for that site, and the cost to redirect a URL is as much as it costs to host a full website. Whenever possible, avoid using frames, FLASH, Java and dynamic HTML navigation on your main pages you expect to register. Save these technologies for the sub-pages. It's about functionality, not about "Dazzle!" Invest in a domain name With Domain Name Registration prices dropping, the cost to purchase a unique domain name is a very small investment for a great potential for return. Buy top level domains that end in .COM Register your own domain names, and keep record of them in a word file. This is important for renewal, and transfer of the domain name should you decide to move your website from one hosting company to another. it may be smarter to buy a website name that identifies you to your market place. This may also assist you in your web placement, as some search engines index domain names and file extensions endings. www.AnytownUsaHomes.Com/search.html Do you really think that "JohnandMarySmithsellhouses.com" will be a term used by a consumer? Choose Your Web hosting firm carefully Pay more attention to the quality of service of your web hosting company, more so than the price per month! You need a reliable level of service you host your business Web site. What you need to look for is "Up Time!" That is how reliable are the web server that your site will be placed on. Many low cost and free hosting services may have a host of other problems including major down time ( when your site in not accessible) and may be have problems if they do not have the correct server software extensions for the site you are publishing. Load time can also be effected if the server your site resides on is overcrowded, or the server or connection speed is slow due to server or bandwidth limitations. Use text links in addition to image links. Sometimes photos do not show up, graphics are missing, or the viewers browser will not recognize the java scripts or frames. Use Alt Image Descriptions for Photos! Sometimes these will index better than your META Tags!
